| China’s real estate industry has been an important force to promote economic growth and social development for decades.The National Conference on Housing and Urban-Rural Construction held in 2022 emphasized that it is necessary to strengthen the regulation of the real estate market,steadily implement the long-term mechanism of real estate,and do not use real estate as a tool and means to stimulate the economy in the short term.China’s real estate industry is transitioning from a period of rapid expansion to a new stage of steady development,which is accompanied by many capital-intensive real estate enterprises that are highly dependent on financial leverage.Therefore,it is very important to make good use of financial leverage,strengthen the optimization of capital structure,and then promote the stable and healthy development of the company.This paper takes HT Company as the research object,analyzes the capital structure of HT Company from 2017 to 2021 from the perspective of financial leverage,finds out the shortcomings of the capital structure of HT Company,and puts forward the optimization design and corresponding optimization ways.First of all,it introduces the research background,research purpose and significance of this paper,and comments on the relevant literature of domestic and foreign scholars on capital structure optimization in recent years,and then puts forward the research content and research methods used in this paper;Secondly,the basic concepts of financial leverage and capital structure are introduced in detail,and on this basis,the correlation between them is expounded,and the relevant theoretical basis of the research and application of this paper is introduced;Thirdly,firstly,we understand the general situation of HT Company from the company profile and financial status,and then vertically analyze the capital structure of HT Company from the aspects of overall asset structure,long-term and short-term debt structure,financing situation,etc.,and horizontally compare HT Company with the top real estate enterprises in the industry,and comprehensively analyze the shortcomings of HT Company’s capital structure from the perspective of financial leverage.Finally,in order to optimize the capital structure and improve the enterprise value,the static optimal capital structure model and the dynamic optimal capital structure model are comprehensively used to calculate the current reasonable reference range of the capital structure of HT Company.In order to make the capital structure optimization design in this paper be well implemented and provide better guidance for the subsequent development of HT Company,from the enterprise’s point of view,some optimization ways are put forward,such as reducing degree of financial leverage,expanding financing channels,improving debt structure,optimizing equity structure and improving management level. |
