"Settling the earth and moving again,the nature of Li people;Flesh and blood,human desire also." Therefore,for Chinese people,a house is a source of support,security and home.With the rapid development of Chinese social economy and the rapid improvement of human living standard,people’s demand for housing is more and more big,more and more companies and enterprises related to the housing are derived in the society,and then the market demand for sales personnel in real estate is also more and more big.In recent years,the fluidity of the real estate sales staff is increasing,and the instability of the sales force brings some troubles and influences to the enterprise.How to solve the real estate sales and loss of the current situation,have a proper circulation,unity and stability of the talent team is the key to maintain competitive advantages of enterprises.This paper takes Lanzhou Honghui real estate sales staff as an example,in view of the company’s sales staff flow to do a survey and research,combined with internal and external environment changes,for the company to put forward reasonable suggestions and countermeasures.According to the survey,by March 2021,the monthly turnover rate of real estate sales staff in Lanzhou Honghui reached 9.34%,much higher than the moderate turnover rate of employees,which seriously hindered the development of the enterprise.On the basis of reading and sorting out relevant research literature at home and abroad,this paper determines that the main research theory of this paper is Price-Mueller turnover model theory,and Maslow’s hierarchy of needs theory,competency model and SWOT analysis as the theoretical support.This paper starts with the source,age,educational background and working experience of real estate salespeople in Honghui,and designs a questionnaire around the Price-Mueller model,and conducts a complete analysis and research on the obtained data through descriptive statistical analysis,one-way analysis of variance and correlation analysis.It is concluded that the main factors of turnover of sales staff in this company are caused by three aspects: individual factors,internal factors and external factors.Aiming at the dimission factors of Honghui real estate sales staff,the following countermeasures are put forward from individual factors and internal factors of the enterprise: improving the recruitment conditions and raising the entry threshold;Improve the training system to enhance vocational skills;Develop career planning and build up job suitability based on talent;Pay attention to mental health and cultivate positive emotions;Strengthen salary incentive,improve welfare benefits;Improve the promotion mechanism and broaden the promotion channels;Innovate leadership style and create harmonious atmosphere;Attach importance to humanistic care and promote corporate culture.
