| The Xiangtan CIP Intelligent Park Project is an industrial park development project that emerged under the trend of rapid development of industrial real estate and the small background of CIP company’s layout of central and western urban agglomerations due to development needs.The industrial real estate industry has gradually moved from an early stage to maturity,but there are few investment feasibility studies on project systematization and specialization.This industry has the characteristics of high investment and long payback period,and is easily affected by macroeconomic policies,company revenue,consumer psychology,market and environment,and has high uncertainty in the development process.If problems and risks are caused by decision-making mistakes,it will cause serious waste to oneself and society.Therefore,it is necessary to conduct investment feasibility analysis and provide scientific basis for evaluating the investment value of the project.Based on project management theory and strategic environment analysis,combined with relevant literature and personal experience,this article conducts a systematic study on the investment feasibility of the development of the Xiangtan CIP Smart Park project.Firstly,based on the project overview,on-site investigations and interviews were conducted with the government,competitors,and potential customers in the project area.After in-depth analysis of the internal and external investment environment and market environment,the project positioning was made.Then,economic analysis such as investment plan,financing plan,financial evaluation,and uncertainty analysis were completed according to the project development plan,and corresponding control measures were developed based on the corresponding risk factors,Finally,evaluate the feasibility of the project investment.Through the feasibility study of investment,it is finally concluded that the project is located in an advantageous geographical location and has a relatively optimistic market prospect for attracting investment.However,attention should be paid to the business environment and new market competitors in the region;The proposed construction plan and market positioning of the project are scientific and reasonable,which can compensate for the disadvantages of the project itself;If risk avoidance and prevention are in place,not only will the economic benefits be considerable,but also the spillover benefits will be significant,making the investment and construction of the project feasible.The research in this article not only provides a basis for the investment decision-making,implementation and development,and financing methods of the project,but also provides analysis templates and reference experiences for the investment,development,and implementation of industrial parks in the Changzhutan region and other domestic industrial parks. |
