Real estate has become one of the supporting industries which have been driving our national economy to keep growing in a healthy way, and also have relationship with whether the improvement of people's living standards can keep going on.However, there's no difference from any other industry that there is a problem of efficient supply in investment of real estate .The inefficient supply which does't meet the market's needs will only do no good to development of our national economy and improvement of people's living standards, but will also do harm to the development of the national economy and the people's living. Therefore, the study of real estate investment' s feasibility has become more and more important.The paper takes the project of Yongxing Edifice as its object of studying. Through synthetical analysis of real estate market of Shenzhen and the environment of Shenzhen central area that the project is located in,we have drawn a conclusion that Yongxing edifice is suitable to be built into a integrative high-rise composed of a highly intelligent 5A leveled office building, a apartment building in 5-star hotel style or a 5 star hotel, and a highly standardized commercial building group.Through economic effectiveness analysis and synthetical analysis, we know that it's better to build Yongxing edifice into a integrative high-rise composed of a highly intelligent 5A leveled office building and a apartment building in 5-star hotel style and a highly standardized commercial building group for sale. Through sensitivity analysis, the sale price, the cost of construction ,and the price of land are three most sensitive factors, so it is necessary to develop the project as soon as possible in order to occupy market shares, enforce advertisement and try for domestic and foreign clients, strengthen program's management so as to control the cost of construction ,and make the best use of preferential policies in order to obtain the land in a probable lower price.
