Research And Application Of Construction Safety Management Evaluation For Real Estate Projects

The real estate industry has experienced rapid growth in the last economic cycle.With the growth,the number of start-up projects has increased dramatically.The safety management problems of real estate project construction have emerged in endlessly.In 2018,the famous developer,Country Garden,has suffered a number of safety accidents,which have hindered industry development.At the same time,these safety incidents have also affected the confidence of consumers,and brought a huge impact of public opinion.The construction safety management of real estate projects is characterized by many factors,wide influence,complex environment and so on,which makes safety management complex and difficult to quantify.In recent years,real estate projects have shown new characteristics of rapid turnover and high duplication.From the above,it is very necessary to study a safety management evaluation suitable for the characteristics of real estate projects.This thesis firstly elaborates the connotation of safety management and safety management evaluation of real estate projects,introduce the specific contents of both,and points out the differences between construction safety management evaluation of real estate and other industries.Then,according to the characteristics of real estate projects,through the elaboration of accident-causing theory and expert opinions,four first-level indicators of construction safety management evaluation of real estate projects are summarized,namely,management factors,man factors,material factors and medium factors.Through literature reading and expert demonstration,the secondlevel indicators are found,and a suitable real estate project is initially established.Through the application of analytic hierarchy process,the index weight is given,and on this basis,the grey comprehensive evaluation method is introduced,and the evaluation model is established.Finally,a project in Tianjin City is selected as a case.After introducing the basic situation and safety management of the project,the safety management evaluation model established before is used to solve the problem.The safety management evaluation results of the case project are obtained.Based on the result,some suggestions for improving and optimizing the safety management of the case project are put forward.Based on the analysis of the characteristics of real estate projects,this paper establishes a construction safety management evaluation model suitable for the characteristics of real estate projects through analytic hierarchy process and grey comprehensive evaluation.Through the application of the case project,the safety management evaluation results of the case are obtained.On the basis of the analysis of the evaluation results,the improvement of the case project are put forward.
