Since 1990s, there has been a series of large-scale, high-strength and local governments'high-intervening urban renewal campaigns in our cities. The series of campaigns is not only a process of renewing dilapidated old housing and city views from the spatial level, but also arouses the urban socio-spatial restructuring which is embedded in physical space.Meanwhile, our country is in social transition. Therefore, the contradictions of urban renewal and social problems of transition have been interwoven with each other, creating the large-scale urban socio-spatial restructuring model in our cities, which is at the expense of high social cost.Because urban renewal has different meanings for local governments, real estate developers and residents of old city, so it has been a field for three of them to launch a game concerning the occupation of urban spatial resources and social redistribution issues. The process and the way of the game directly influence the model and effect of urban socio-spatial restructuring.This research displays that urban socio-spatial restructuring will arise three main changes: the change of social structure, the change of regional function and the change of regional cultural atmosphere. And then, these changes will create the social impacts from four aspects: 1) social contradictions caused by social justice problems; 2) the different influences on the result of urban socio-spatial restructuring caused by different ways of urban renewal; 3) the relationship between socio-spatial structure and regional social economic development; 4) urban socio-spatial restructuring's influences on historical conservation of old cities.This research attempts to incorporate two different theoretical perspectives of sociology and urban planning, propose the model of'way and effect of urban socio-spatial restructuring', the concept of'coefficient of community residents'average educational level'and its calculation formula. In method, the research carries on the effective combination of quantitative data, case study and theoretical model, in order to guarantee the sufficiency of demonstration process. The conclusion of the research is that although the large-scale and high-strength urban renewal can renovate urban physical space rapidly, it is at the high expense of social cost. Furthermore, the urban socio-spatial restructuring model it creates is full of contradictions and conflicts, against social sustainable development. Therefore, it is reasonable to advocate small-scale and gradual urban renewal, and at the same time, intervene and guide the social problems and contradictions in urban renewal by enhancing social construction, to fulfill urban organic renewal and social harmonious developments.
