Urban residential space is an important part of urban spatial structure, the development of residential space and city is mutual promotion and restriction. In different historical stages of human society development, the essence of residential space differentiation is a reflection of social class differentiation and the urban spatial structure characterization of difference between income, social status, types of profession and other aspects of the different stratum. Faced with China's rapid urbanization process of a series of social problems and new urbanization strategic direction, clear pattern of urban residential space and formation mechanism can provide strong support for making scientific urban master planning.In this paper, the object of study is residential space of Xi'an main urban area, under the guidance of relevant theories of urban structures and residential space, with the help of historical data back, remote sensing image classification, spatial data analysis, geographically weighted regression and other methods, analyzing Xi'an foundation for the city development and the residential space evolution characteristics; Based on the historical evolution, housing prices, planning layout and other multiple dimensions, making a overall analysis of Xi'an urban residential space history expansion, built-up areas evolution and residential space differentiation characteristics; To make a comprehensive analysis from policy, economic, population, transportation and other aspects of the formation mechanism of Xi'an residential space pattern, and select the typical region for on-the-spot investigation to verify. The main conclusions are as follows:(1) Urban residential space is including two properties of physical space and social space, as well as their interaction. For urban residential space expansion mode and influencing factors, classic study school including Chicago School, Neoclassical economics, behavioral school, the New Marxism, institutional school, etc. At present, overseas residential space research is focusing on the view of residential segregation, Housing fair and so on, and for the research of evolution and backtracking of residential space, resident's behavior, differentiation mechanism in China has made remarkable progress.(2) The residential space of Xi'an main urban area has taken shape since the Ming and Qing dynasties, the "three line" construction after the founding of China makes Xi'an modern residential space initially form. After the reform and opening up, with the rapid expansion of urban construction land in Xi'an, commercial residential building forms eight residential sectors. To build the commercial housing location and price databases and study the residential space pattern; Using Xi'an sixth national census data for Clustering analysis to mark off seven social class type of residential space, revealing residential space differentiation.(3) The development and evolution of residential space in Xi'an are significant influenced by the natural environment and historical background. Transformation of urban functions, the rapid development of development zone, the real estate boom, the overall distribution of the population, income levels and education levels, the system of land and housing, shantytowns transformation, policy-related house and the relocation of the municipal government, the overall urban planning, transport facilities and residential land distribution and other factors together affect the residential space evolution. The spatial analysis based on the commercial housing database indicates that the influence degree of influence factors of residential space in different area is not consistent.(4) The study of typical residential area found that the development of residential space in the city walls is in stagnation, the rebuilding of the university family member courtyards are very slow, urban village residential space begins to optimize, the development of large state-owned enterprise residential areas are in stagnation and the high quality residential space in development zone has been formed. The reason for this pattern is that the old city renewal has many planning restrictions, the University construction and city change follow the principle of many parties' benefits and the development zone has been developing rapidly, etc. (5) The development of Xi'an should be determined the main urban area, city sub-center, different positioning and layout of urban groups according to the relevant planning requirements of smart growth theory guidance, preventing the excessive population agglomeration of main urban area; In the process of optimizing the real estate industry spatial pattern, building three-dimensional transportation system, developing historical and cultural industries, promoting the transformation of urban village should first ensure the infrastructure and environmental development; In the planning of specific residential areas should promote the implementation of mixed settlement patterns, encourage mixed land use, create semi-open neighborhood space, build high-density road network to ensure public participation in the public space, which are conducive to neighbor contact.
