The transition that has begun in 1978 includes two processes, namely the marketinsiation and the modernization. With the gradual reformation, the phenomena of Chinese society are uniqe and complicated, which is very different from the western society.This paper is dovoted to scrutinize the effect of institutional facters on urban residential spatial differentiation. Firstly, after deeply analyzing the mechanism of the household registration system, income and the housing system for urban residential spatial differentiation, the paper advances three theoritial hypothesises, namely the household registration system, the monopoly of industies and the natrures of ownership of work unit derectly influence urban residential spatial differentiation. Then, based on the data from the fifth census of shanghai in 2000, the paper attempts to verify this three hypothesises. This empirical analysis inculdes two parts. The first part scrutinizes the relationship of the differentiation of inner residential space and the institutional facters with the mechods of conrelation analysis and regression analysis, so that confirms their effect. The second part evaluates the effect of the institutional facters on residential segregation with comparing the index of residential segregation of different kinds of people. Then, fator analysis and hierarchical cluster analysis are used to analysis the social areas that are in the institutional layer. With comparing the residential conditions of these different social areas, the paper confirms the effect of these institutional factors again. Finally, based on the data from the census in 1995, the paper verifies the effect of institutional facters on urban residential spatial differentiation. Then it analyzes the influence trends of institutional facters on urban residential spatial differentiation with comparing their effect in 1995 and in 2000.The reaserch indicates that the effect of he household registration system is increasing; the effect of the monopoly of industies on the differentiation of inner residential spaces is not distinct, but distinct on residential segregation, although the effect has already weaken; the effect of stateownership and others on the differenation of residential eqquipments is increasing; the index of residential segregation of social vulnerable groups is increasing fastest, and the effect of occupation class on residential segregation is increasing quickly in other groups.
