Research And Practice On Land Lot Price Evaluation Information System Based On GIS

The evaluation of land lot price is a new industry in China,so both the study and the industrialisation must make a long way to mature. Along with the deepen of economic reform and our country jioning to WTO,the essentiality of the evaluation of land lot price will be showed more and more.The author analyse the major problems in the evaluation of land lot price exist currently in the technology and methods,and put forward a plan to develop the land lot price evaluation information system (LLPEIS) based on GIS.Not only the authour analyse the feasibility of the plan,but also make a deep discussion on the conjunct methods of GIS and the specialized model of land price evaluation. In the research of the information system theoretical design,three facets including system composition,system function and system features are discussed in this paper. The author lay stress on analysing the mathematics model and the applicability of six evaluation methods which are used mostly in present.Based upon widely soliciting for the land valuer's ideas,the author design the structure and the flow chart of the system.According to the theories discussed above and the fact,the author use VB6.0 as programming language,relational data base management system such as Microsoft SQL7.0 as DBMS which manages attribute data,and make Maplnfo as background server,using OLE Automaion and COMGIS to show, memory and analyse spatial data.The functions about internet query and online evaluation were achieve by CGI and Java Applet with the powerful Maplnfo Proserver.The system was applied to the program of the storage land lot price evaluation of Zhenjiang material company which belong to Jiangsu Nongken corporation and online evaluation.At the last of this paper,the author discuss and put forward aplan of developing decision support------intelligence LLPEIS.
