| The determination of the comprehensive land price is of great significance to further standardize and perfect the compensation system of land expropriation,to determine fair and reasonable compensation methods for land expropriation,to further protect the legitimate rights and interests of farmers,and to maintain the sustainable development of social economy.This paper uses Arc GIS geographic information technology and CGCS2000 coordinate transformation technology to divide the land expropriation scope of Gulei Development Zone and calculate its land price.The factor evaluation system of comprehensive land price in the area of land requisition was established,and the method of comprehensive score and total frequency mutation division was used to determine the area of land requisition at all levels,the comprehensive land price in the requisition area is calculated by the method of agricultural land price correction and the method of annual output value multiple.The main findings are as follows:Based on the analysis of the results of 10-year land use change in the Gulei Port Economic Development Zone,the results show that the total area of cultivated land in the zone has decreased by 9,316 mu in 10 years,the proportion of agricultural land structure was adjusted from 60.82% in 2009 to 58.01% in 2018.The cultivated land in the whole region is being occupied at an average rate of 0.77% per year.Based on the current policy and the actual situation of Gulei Development Zone Province,this paper analyzes the composition of agricultural land value,it is considered that the distance from the central city,the distance from the main traffic lines,the situation of cultivated land per capita,the relationship between land supply and demand,the level of land price,the lowest security level of residents’ life and the main agricultural production value affect the calculation of the comprehensive land price of the area requisitioned.Seven factors are analyzed respectively by using GIS geographic information technology,and the synthetic scores of each evaluation unit in the study area are obtained by using the spatial overlay technology,and the evaluation area is divided by the break point of the scores,the research area is divided into three areas,and the 1:50,000 map of Gulei Port Economic Development Zone in Zhangzhou is drawn to show the spatial distribution and difference of these areas.The grade I area of the Gulei Development Zone Province,is mainly affected by the location factors and is concentrated around the town center,the comprehensive land price of land requisition area is 44,800 yuan / Mu at the same level;the second-class area is the most widely distributed,with 40 of the 71 participating administrative villages,and the comprehensive land price of land requisition area is 43,150 yuan / Mu;the third-class area is scattered at the edge of the study area,the comprehensive land price is 41,800 yuan per mu. |
