It studies the social background and the theoretical reason of small—sized apartment model. Then the paper analyses the requirement of the small—sized apartment. Its residents are mostly the young and the old. So the housing modle falls into the apartment for them. Besides there are some new models like Small Office and Home Offices Condominiums. All these modles can meet the requirement of self—living and investment. The paper discusses the adaptability design of the small—sized apartment on the base of itscharacteristics and summarizes its design methods and principle. In practice, the paper investigates and analyzes the general situation of the estate market and individual small—sized apartment cases in Xi'an. It really grasps the living requirement.
