A comprehensive analysis, taking into consideration economic benefit, environmental benefit, space shape and others, should be made in the determination of Floor Area Ratio of land use in urban planning, a principle seemingly known to all. However, we have to acknowledge that, in the determination of Floor Area Ratio in China's practice of urban planning, what actually functions is still the analysis of space shape, while the analysis of economy and environment is usually not essential, or becomes a mere formality. It doesn't mean that economic benefit and environmental benefit are not important, while the key question lies in how is the technological rationality of determining Floor Area Ratio in terms of economy and environment, and how to integrate the three.This paper reviews the studies at home and abroad on the determination of Floor Area Ratio of land use with the emphasis on domestic ones, makes clear the sequence of studies on the determination of Floor Area Ratio, and discloses some defects in those studies concerned. And then, it probes into a general model and concrete means to determine Floor Area Ratio in terms of economy, environment, space shape, and so on, oriented at target and questions.The first chapter reviews the relevant studies on the determination of Floor Area Ratio in urban planning at home and abroad in chronological order, especially those domestic ones since 1992, and analyzes the theoretical contribution and defects of each one, based on which six questions are summarized finally concerning the determination of Floor Area Ratio at present. The second chapter points out two prerequisites for correct calculation of Floor Area Ratio, that is, Moderate Space and the unity of numerous definitions of Floor Area Ratio, with the methods of defining Moderate Space and the integration of Floor Area Ratio's definitions put forward. The third chapter probes into a general model of "three lines and three crosses" in the determination of Floor Area Ratio, guided by feasibility of practice. The fourth chapter conducts a research into the theory and calculating methods of figuring out economic Floor Area Ratio in the general model mainly based on the theory of Western Economics and on practical condition of the development of China's real estate. The fifth chapter, on the basis of the theory of the differential land rents, Location Theory and BRD by W.ALONSO, proposes the ways and steps to break down the rational Floor Area Ratio in Moderate space into control plot in Control Detailed Planning. The sixth chapter makes a suggestion on how to further perfect the rationality of skills in determining Floor Area Ratio.
