At present, the electricity consumption of China's urban civil buildings accounts for 22% to 24% of the total generating capacity, while heating energy consumption of the northern urban areas accounts for 36% of the total energy consumption of buildings. With the rapid development of the national economy and improvement of people's living standards, together with the popularity of househood appliances and the improvement of public facilities construction, this ratio will get on a gradually rising trend.Building energy efficiency is an important part of China's strategy of sustainable development, China is at the peak of its urban construction at this stage. Along with the sustainable development of the national economy and the acceleration of urban and rural construction, the scale of housing construction is growing day by day, and the percentage of building energy consumption will keep on increasing. Though building energy consumption's ratio in total energy consumption is an important mark of a rational economic structure and an increase of people's living standard. The aim of building energy efficiency is not to decrease this ratio, nor to lower the need of building energy consumption, but to promote the rational use and scientific energy, to reduce energy cost.Taking energy audit on existing residential buildings to obtain building energy consumption level, energy, mode of energy using, find out energy composition of audit objects, accumulate basic data of building energy consumption can offer reference for policy establishment. According to simulating analysis, we can find energy potential, accumulate audit experiences. Scientific and rational energy audit method is of great importance to energy policy establishment.After a detailed investigation on the heating energy consumption of a heating district in Xi'an, the building structure, total energy consumption during heating period, daily gas consumption of every boiler room and energy consumption index are audited and analyzed. Taking three typical buildings different in Ratio of window to wall, shape coefficient as example and using DOE-2, DeST-h, CTM to simulate dynamic energy consumption of heating district. The simulative results based on different simulation tools are compared.For buildings in the same district, taking 3 building models as samples, simulates their monthly energy consumption during the heating period from January to March, in November and December using DeST-h and CTM. Analyzes the statistics of HDH in heating period, with the other two key parameters: RWW, SP, and obtains prediction formulas of energy consumption including parameters based on the 3×5 samples, predicts the total energy consumption index of the buildings in the district, obtains the gas consumption , and compares with the actual value, validates the correctness of building energy gene theory.Energy saving in residential building optimization design mainly refers to the optimal design external structure. Uses DOE-2, DeST-h and CTM to analyze the main factors effecting building energy consumption: thermal performance of the building envelop, shading coefficient, ventilation frequency to obtain optimize energy-saving methods, and evaluate energy efficiency methods.Comparing actual energy consumption to the standard value, finds that a lot of energy has been wasted, so there is a great potential for energy conservation. Energy consumption composition, building envelope, energy using habits of residents, heating system equipment and operation and maintenance circumstances are analyzed and some energy saving measures are proposed.
