With the increaing number of tall and super high-rise buildings, the exsiting standards for seismic appraiser can't meet the practical needs, which borned for those less than 10-floor buildings.Based on the principle of practicality and reliability, this dissertation raised a two step synthetic method for seismic appraiser of frame-corewall tall buildings. On the foundation of seismic conceptual design, the first step appraises one structure from general perspective. However, the second step mainly focus on the seismic computation. Simultaneously, a case on practical seismic appraisal project was employed to conduct with the two step synthetic method for seismic appraiser, which may be good references for other similar seismic appraisal projects.This dissertation also studied several main seismic retrofit methods. Considering the merits and drawbacks of these methods, a method using viscous damper was adopted for the project which failed to pass the seismic appraiser standard. According to the various layout of dampers, three schemes were introduced, among which optimal schedme was selected after comparison.
