A Research On Residential Area Planning Comprehensive Evaluation Based On The Value Engineering

The problem of residence is an eternal theme in human society. It can be said that residential area is the epitome of city and society, and it is an important sign of the development of society material and spirit civilization ,whose planning and building level is reflecting people's chase in life and civilization, and it concerns city's appearance.The scale and standard of residential areas construction is directly related to socio-economic basis. So under the conditions of limited resources, residential areas planning need as much as possible to meet the housing needs of people, to achieve the maximization of social benefits. Because different types of project need different requirement, it is necessary to make sure use limited resources get max benefit. So it has a big significance to appraise the residential areas planning.This paper according as the principle of Value Engineering analysis function and cost of the residential areas planning, then try to find a way to get the maximal value of it. First of all, it introduced the concepts and characters of residential area and residential area planning, analyzed and summarized the main factors. Then, it explain the principles and demands of residential areas evaluation and established the comprehensive evaluation index systems .It confirm the weight of indexes based on the AHP model for residential area. It is set up the Fuzzy Comprehensive Evaluation model of residential area. On this way, it make sure the methods of the comprehensive index systems evaluation of residential areas . At last, the model is proved practical by operating.
