Research On The Safety Management Of The Existing Building In City

China's economic has been promptly developed Since the reform and opening up. The construction industry as the pillar industry of national economy, has also been tremendous developed, the city scale is constantly expanded, more and more buildings is springing up like the trees after raining. And people's living condition has been greatly improved, while some problems also are exposing in the using safety and management of building, such as the weak awareness of the using safety allows the irrational use of building, the governance of the dangerous and old house, maintenance fund management, heavy construction, light maintenance and so on. Therefore, researching on the using safety and management of the building and exploring the new model of the management of building have great practical significance.In this paper, summarized the status of the using safety management of building in china firstly, and analyzed the problems in the management of the using safety of building, and learned the experience of the developed country in the management of using safety of building. Second, from the risk management of point of view, the paper applied the theory and methods of risk management to the management of using safety of building, and identified, measured, assessed the risk of building in its lifetime, pointed out that the poor quality of construction and weak maintenance ware the major risk in the lifetime of building, and proposed the corresponding control measures for the various of risk factors. Then, for the risk factor of irrational using, maintenance and management in the phase of using, proposed the identification methods of the risk of building in the process of using, and summarized the common diseases of building, and general methods of the maintenance and repairing. And the paper summarized the common cracks in the building. Finally, the paper concluded that only strengthen the education about the using safety of building and enhance the awareness of using safety of building and all mobilization, buildings be could reasonably used and maintained, and prolonged the lifetime.
