Study On Asset Appraisal's Reasonable Result

Asset appraisal industry, as a kind of industry which providing neutral appraisal service, is a product of social division and dealing-cost save .Its primary function is that it may provide a fair value standard for both side among the business. Having this measure, in microcosm, buyers and sellers may smoothly make a deal .In macrocosm, resource will flow to enterprises or individuals with high-efficiency, thus make the resource allocated favorably . So whether the scale is reasonable is a focal point in asset appraisal, it concerns appraisal industry's life-force.My thesis, making asset appraisal's reasonable result as a start-out and a home to return to. Starting out from asset appraisal's essential concept and its significance, compare several concepts and its prerequisite, such as shadow price,market price,perfect appraisal result ,practical appraisal result, then lead to the meaning of appraisal result's fuzzy character and reasonable character. By standard analysis and conclusion, I compare theory and practice in reality, point out a new theory construction and introduce a method-Fuzzy Comprehensive Judgement Method (combined with AHP method), which may promote appraisal result's reasonable degree . In the end, in view of the practical situation, I put forward countermeasures and suggestions from three levels, in order to be referred by relevant departments.
