Newstar Real Estate Co.,Ltd. Is a large scale corporation specialized in development, sales and housing management of estates. With the pace of quick development, several problems in dealing and management appeared. Now, China has become one of the members of WTO and is going in for the development of Western region. How to grasp opportunities to embrace various challenges is the main subject of this company.This thesis made full use of the theory of customers' satisfaction, the results of researches in the domestic and abroad indexes of customers' satisfaction and the current circumstances. We design a indicator system of customers' satisfaction for them. On the base of analysis about Xi'an housing industry, serving for customers and meeting their needs are the target and real purpose of the company. Customer expectation is established in terms of the analysis of questionnaires, including the customers' attitudes to housing quality, serving quality and using value. We built a customers' satisfaction evaluation model for this company, which involves the customers' approval of quality, customers' satisfaction and other four aspects. Meanwhile, we design a test system of customers' satisfaction for them. The key factors of this system include the running of housing equipment, cleaning service, safe service, housing repair and position norm. Then use the test system to undertake positive analysis for Newstar housing company. We found that there were several questions lying in public area cleaning management, repair fees, passing convenience, etc. After seeking dissatisfactory reasons, we put forward some effective measures to change customers' complaints into satisfaction, for instance, regular cleaning, showing repair accounting sheet and price list.
