Nowadays, real estate in China plays a role in globalization of world real estate and becomes one of the key industries in China, the capital market has basically formed in China, the finance, especially trusts is facing reconstruction and renovation, although the real estate finance has become systematical, its development still remains backwards, and the financial tools are calling for renovation, on this accession, the thesis aims to study on the real estate investment trusts in China.Chapter 1 is introduction which concludes the research background of this study, definition of REITs, the importance of developing REITs in China and literature review.Chapter 2 is the analysis of necessity of developing REITs in China. It mainly discusses the state quo of financial trusts, real estate and how the finance supports real estate. The author analyzes the necessity of developing real estate in China with the entry of WTO, and upgrading of industry; the necessity from reconstruction of trusts investment and necessity from all kinds of deposit and accumulation fund. Chapter 3 focuses on the feasibility of developing REITs in China. The financial trusts is continually developing. The capital market which is the main body of investment in developing REITs has basically formed, as well as the real estate fund market. Also, the entry of WTO offers developing of REITs a golden chance. All the elements above make the developing REITs in China possible.Chapter 4 introduces the background, working model, developing state quo and the future of REITs of other countries.Chapter 5 focuses on the analysis of working choice of REITs in China. 5.1 analyzes the institution of real estate investment trusts funds in China. 5.2 analyzes the working model of REITs in China. 5.3 presents mainly developing rights and interests REITs in China. 5.4 presents how to deal with unhealthy assets with REITs. 5.5 suggests to use REITs to play with the deposited real estate which belongs to the state.Chapter 6 discusses the difficulties in developing REITs in China, including the difficulties of setting up REITs fund and running of REITs fund.Chapter 7 presents 4 strategies in developing REITs by government: 7.1. develop financial trusts by learning from the foreign experience; 7.2. develop business of realestate trust including REITs; 7.3. develop the bond of real estate; 7.4. regulate the work of REITs fund.In chapter 8, the author presents the conclusion that china should make efforts to develop and popularize REITs...
