A Study On The Development Program Of Real Estate And The Existing Problems

The industry of real estate has become one of the major industries of our national economy and one of the important pillars supporting the economic development of china in a persistent and stable way. The issue that whether the development program is normalized plays a significant role in the aspects of affecting, stipulating and promoting the development of industry of real estate.However, in domestic real estate industry, some problems regarding the development program stand. Enterprise of real estate complains that approval procedures are numerous and trivial; the factor of man is so important that the administrations have been corrupted; the setting of administrations is unreasonable so that functions of administrations interweave each other. The general public also give reflect on that the administrations' the work of social welfare and service is too poor to satisfy of general public's housing needs.This dissertation begins with the operation procedure of real estate development in Fuzhou city and gives a systematical investigation on the development decision choice and analysis,construction process and relative government procedures which includes projecting,design,building and project clothing,after-sale service,then this paper recommends reasonable arrangement of application forms. Eventually this dissertation concludes that development program are too redundant and lack of transparency ,suggesting that the relative department should simplify procedures,improve working efficiency and standardize development program, this dissertation studies on the existent problem in getting land use right, stage of tender, the development behavior of the enterprise and property management stage in the development program of real estate, and puts forward corresponding solution measures.
