| Since 1980s, Chinese real estate industry has developed ever rapidly in the context of macro economic regime reform, which promotes a lot of agencies coming into forth. As many characteristics of real estate business are quite different from those of ordinary commodities, it is sure that the agencies play a nonreplicable role in real estate industry. What's more, as information in real estate industry appears non-physically circulated and regional, and information technologies develops much more rapidly in current era, it is of high significance to manage the information transmission in real estate agencies well. However, the actual condition in real estate agencies is very unsatisfactory, e.g., the scopes of information entities are too narrow and the linkages between agencies and between them and governments in charge of them are insufficient. So it seems necessary and urgent to carry out studies on information management of real estate agency system, which includes not only the agencies, but also the governments and other relevant entities.The existing problems in information management of real estate agency system and its studies are as following: 1) emphases are mostly put on specific technological application in relatively narrow scope, and studies on institutional and management in an overall view are very scarce. Various enterprises built their own information system under non-unified criteria and resulted in information reduplicate but difficult to exchange and share; 2) some specific aspects are in blind spot. The most advances are mainly on the aspects of sales system because the outcomes are universal to the sales system of all of the real estate development agencies and can bring immediate benefits. However, as this kind of practice does not reflect the particular characteristics of agency system and exert the possible potentials, it may be unsustainable in long-run; and 3) relevant governments are low informatized in terms of real estate information. Because various causes, the information merely from governments are always untimely, inaccurate and unopened. But the information only from marketing is fragmented and unreliable either.Towards above problems, this thesis points out that the business growthshould be established in information consultation and that the administration of real estate industry by the governments should be based on urban and real estate planning and enough information that are from both the two sides, and for detailed information may in general be collected from the agencies, so in order to realize macro information management of real estate and the integration of it and information management of urban planning, the government should take the leading position of information management system development and try to solve the externalities produced during the development course fundamentally in both of institution and capital investment. So the thesis raises the issue of information management of real estate agency system and its implementation approaches, and further divides the whole information management system in real estate agency industry into two sub-ones, namely information management system of enterprises and that of social arena. They are studied respectively and the approaches proposed are as follows, 1) The information management of enterprises should be established on Multiple Listing System (MLS). The enterprises should identify their own requirements and select excellent system integration provider with deliberate survey of successful cases. Specifically, the enterprises should make clear about existing information management condition and build special department to be responsible for promoting information management and evaluating information management construction; and2) Information management in social side can be grouped into public information delivery and information consultation service, and to the latter, conclusions are achieved respectively on macro and micro aspects respectively.
