The real estate agency serves the real estate enterprise as the media that connects every factor of the market from producing to consuming, with itself being an organic system that promotes transactions and accelerates market circulation. It comprises of the real estate transaction agency (including real estate consulting, price estimation and representation), finance agency, legal agency, accounting agency, property management agency, and agency of dispute arbitration. It has multi-fold functions such as consulting, price estimation, representation, financial and legal services and supervision. In the developed countries, the development of real estate agency is legalized service-professionalized, normalized, multi-faceted and with full employment of modern informational technologies especially the internet technology.The real estate agency in Beijing has grown with the real estate enterprise. The Beijing market of real estate began to revive after the execution of the Reformation and Opening policies. Its rapid growth has accompanied changes in the regulations of housing and of land use, and has been even more facilitated by the transformation from government-controlled economy to market-directed economy. However, there are several serious problems that exist in the real estate agency in Beijing. First, development is usually more favored than agency. Second, law and order are not complete, and therefore, no effective management or supervision can be applied due to lack of proper regulations. Other problems are also not to be neglected such as the excessively small agency size, low level of informational technology, the overall amateurishness of the professionals, poor quality of the service, and lack of support from the financial fields.Because of the above problems, it is necessary to reform the development of the real estate agency in Beijing from both the macro- and the micro-aspects so that we could find a way to build a model that best suits the real estate market in Beijing.
