Real estate agency plays an important role in real estate market. After more than ten years of development, Guangzhou real estate agency has developed into a sizable industry, but the theoretical research of real estate agency lags behind relatively. This paper draws lessons from the domestic and international research results about the real estate agency, considering actual conditions of Guangzhou area, makes the summary to Guangzhou real estate agency development course, current situation and development trend in the future in theory. This paper studies position and function of the real estate agency, measurement instrument of service quality of real estate agency and the model of distribution density. The research enriches the theory of the real estate agency. At the same time, Suggestions for further development of Guangzhou real estate agency industry are provided.The article is divided into six parts. The first chapter is introduction, including the research intention and background. The second chapter introduces the basic theory of the real estate agency and summarizes the function, feature and the basic concept of real estate agency. The following is the key part of the paper. The third chapter introduces the service quality measurement instrument of service industry. SERVQUAL scale is used to measure the service quality of a real estate agency company in Guangzhou. Suggestions for improvement in service quality are provided. The fourth chapter studies the density of distribution of real estate agency of Guangzhou. On the basis of rational assumption, this chapter derives formulae of density of distribution of real estate agency. The validity of this model is inspected indirectly. The result indicates that the model is fit to statistics. The fifth chapter discusses the macro-management of real estate agency of Guangzhou. Macro-management comprises administration by government and specialized management by association of real estate agency. This chapter describes the macro-management of real estate agency in these two respects separately. The sixth chapter forecasts the future of Guangzhou real estate agency. An important development trend of real estate agency is the chain operation, the Guangzhou realestate agency of information age will form MLS trade system.
