Study On Financing Mode Of The Real Estate Development Enterprises

Since later stage of the 1990s last century, Chinese real estate trade has entered a rise period at a high speed. The real estate trade is a typical intensive trade of fund, the huge loan balance makes the commercial bank as the traditional financing channel accumulate enormous financial risks. It already become extremely urgent problems to seek the new diversified financing channels. This thesis has researched the innovative ways of the real estate developing enterprise's financing mode mainly. Firstly, it has summarized overallly systematically to current situation and historical origin cause of formation of the financing channel of real estate, and has pointed out the necessity and urgency of pluralistic financing. By analysing the financing way and development trend through the stock right and creditor's rights of security market at the same time, the thesis has pointed out its does not still possess the condition as the main way of real estate enterprise financing. On the basis of this analysis, this thesis especially has researched the innovation of the real estate trust financing way and other innovative financing mode. At first, the thesis has introduced developing history and current situation at home and abroad of trust business, then has analysed the main way of trust financing of the domestic real estate especially, has probed into standardized mode of its operation, and has analysed the influence of trust fund to the real estate developing enterprises, and then has drawed, fund trust plan way play a role in 'exceeding the bridge fund' for the development of real estate shortly, at the same time its development trend is facing the medium and small enterprise's financing mainly; and on long terms, the trust investment mode of operation form of the fund as the major financing way adopted by the real estate trade that develop into the advanced stage, will offer the platform for charging the renting type property and large-scale real estate enterprise finance mainly. This thesis, on the basis of summarizing various kinds of financing channels in an all-round way, through comparing and analysing well and badly, has proposed the pluralistic financing mode taking trust business as the core, in order to support the development of the real estate trade regarded as the pillar industry in national economy and dissolve the financial risks of commercial bank at the same time .
