The real estate is a typical capital-intensive industry. However the investment capitals of real estate industry of china mainly come from banks, so the channel of financing is single. The stringency towards real estate industry under macro-control in 2004 made financing innovation to be an inevitable tendency. The real estate investment fund was widely regarded as an effective financing tool and innovative way.This thesis, through probing into the alien investment funds theory of the real estate and comparing overseas relative experience, proposes to put out the listing real estate investment funds especially at present on the basis of combining the national conditions of China. Also this thesis utilizes the system analysis method to analyze especially the factors that restricted the development of Chinese listing real estate investment funds, puts forward that the imperfect credit system, not-issued laws, faultiness of industrial environment, and juvenility of participant main bodies are the reason to embarrass the promotion of the listing real estate investment funds, and brings forward the corresponding measures to solve these problems.In addition the most important thing of this thesis is to indicate the innovation points needed to develop the listing real estate fund under present condition, on this basis compares establishment modes of the funds to conclude that the contractual close-end listing real estate investment fund should take the lead in setting up, and at the same time carries on frame construction of how to set up this fund.
