Research On Dynamic Changing And Anticipating Of Urban Datum Price In Huhhot

On the basis of learning of research on dynamic changing of urban datum price home and abroad, of characteristic of market and utilization of urban land in Huhhot at present ,this paper explicates implication of datum price and analyzes datum price standard of urban land in Huhhot.In the course of exploiting history of city datum price, I combine with the practice of datum price estimation of urban land in Huhhot in 1993,1998,and 2001.For the sake of analysis and contrast easily ,the two of city datum price maps of three periods are overlaid by applying the means of GIS. I gain datum price which grade lines of 2001 year are regarded as a criterion. At the same time, I analyze the rate dynamic change of inner structure of datum price, including of the index of datum price and the circulating rate which is the same grade and different classifications or different grades and the same classification in 1993, 1998, and 2001.Besides, I explicate the change in two different perspectives. One is that the average values of different sorts or different grades take change when land is unchanging; another is that land area takes change when datum price is unchanging. In other words, it is analyzed how change is in land area and changing velocity of commerce, residence, industry.In this paper I choose fifteen factors to analyze their influence on datum price by applying the method of Principal Component Analysis. The inner action is seen. The urban datum price in Huhhot is forecasted in the future ten years by grey predictive model.
