With the development of real- estate market , the risk of the real-estate industry has become a urgent problem. It has been a very important thing to give a well-marked consciousness of real-estate-price fluctuation under the help of scientific method. The article firstly analyses the movement of the real-estate-price by study the formation mechanism of real- estate price ,the cause of real-estate-price diversity and the price rigidity; Also it represents the space distribution of different functional buildings through approaching city space structure and real-estate location factor ,which means the distribution and the movement regularity of real-estate price; Making an analysis of house-price-income ratio,the reaches the reasonable price of a city .Considering competition and relation of each real-estate market , there are a relative fixation gap or ratio between them.The last part of the essay sets up the models of the increment house and the second house on the basis of the price index theory and hedonic price theory . Based on the models and the status of Nanjin ,we workout the Nanjin-eal-estate-price index.
