The development of Chinese tourist industry brings the opportunity to hotel industry . The existing hotel is one of the main ways to develop the hotel industry rapidly in the trade of purchasing. It is a kind of subjective behavior that the hotel purchasing price is estimated in fact, but can not fix the price at will .There should be certain scientific method and experience data as the basis. Different method used of assets state should be distinguished to some extent, no kinds of methods can be totally suitable for the estimation of the price that all hotels purchase at present. This text combines the real case that one hotel group purchases a domestic hotel at first, explain briefly that various kinds of the purchasing reason and various kinds of related effects because of purchasing in hotels. The text point out the existing questions in hotel purchasing at present. Secondly, the article points out that the analysis of prices is the key question in hotels acquisition. On base of analyzing various kinds of external factors and inherent factor conscientiously that influence the hotel purchasing price, the article point out that the inherent value of a hotel is the main factor of influencing the hotel purchasing price. Finally, this text respectively explain the resetting cost method, current market method and discounted cash flaw method current used in the world at present in hotel purchasing price estimate. It pointed out that above-mentioned three kinds of methods apply to different actual condition and scope of application. Prove that the discounted cash flaw techniques is the most effective method directly most at the same time in price estimates, because the purchasing price depends on the income ability in the future mainly. This text uses three kinds of methods to analyze the purchasing price of hotel tangible assets and intangible assets in this case separately, and has resolved to various kinds of purchasing price calculated out in three method. Through comparing analyze actually that the present feasible method is to give each kind of method a coefficients according to the actual conditions, and determine the price purchased finally according to mean value.
