From 1990, real estate in China has been developed speedy. Now it has become one of the important parts of China economy, and one of the important powers which pull the development of the national economy. And in the development of the real estate, land is the absolutely necessary base. The price of the land is one of the core factors of the real estate market. This thesis is trying to inquire into the problems on the price of the land in the development of the real estate. At the base of illumination of the aims, functions, contents, principles, methods of the land evaluation, the status of land evaluation in the development of the real estate and common factors that effect land evaluation, analyzing typical cases, this thesis emphasizes on the discussion of two important steps of land evaluation in the current stage of the development of Chinese real estate-the requisition of the farming land as national town land and the first level of land market.The main conclusions of this thesis as follows:1. On analyzing the current situations of land evaluation of Wei Fang City and other cities in our country, we can discover the main problems on the requisition of the farming land as national town land and the first level of land market: the random of the land using plan, the local government eager for quick success and instant benefit, low compensation of the fanning land, the not-moving of the collective land and the no-farming constructive land, etc. These problems have greatly effected the land evaluation in the development. This thesis discuss these problems and tries to find their ways from the law lack of the property of the collective land, the benefit propel of the local government, the arrangement and system of the land evaluation.2. In point of the main problems on the requisition of the farming land as national town land and the first level of land market, the thesis suggests the following ideas which maybe beneficial to the reasonable tend of the land evaluation: First, the national government should normalize the collective land requisition. It includes legally defining the subject of the land property, strengthening the concrete rights of the fanners, opening the first level of land market, normalizing the management system of requisition, and setting up the new standards of compensation. Secondly, we should perfect the land market system, namely, breeding the land market subject, setting up and enhancing the relative systems, normalizing the land price system, keeping the land price reasonably rising, and completing the biding system. Thirdly, we should enhance the legal system, normalize the evaluation institutions and improve the evaluation clerks.
