In recent years, since real estate industry in China developed quickly, there is a huge gap between supply and demand of capital. Multiplicity of financing has been aproblem to real estate enterprises. Real estate industry in China demand more and more valuable financial tools.The Real Estate Investment Fund (REIF) as an innovative financial tool is still at the stage of start in China and our understanding of it is still not quite clear. This paper tries to define REIF in a clear way with mode in the ories of finance and imvestment. At the same time, I show the feasibility and the status in China of the Real Estate Investment Fund. After researching and Analysising the demand and supply,the investment risk and financial law systems of the Real Estate Investment Fund, this paper stresses discussion on the universal problems during the establishment of real estate investment fund and puts forward relevant suggestions, such as how tho select the main body, how to select the project, how to decide the mode choice, how to quit and how our government build the efficient regulation systems and design the taxation rules and the accounting technical measures oncerning REIF.
