A Study On Real Estate Development Mode Based On Lean Thinking

In recent years, the development of real estate has become a popular investment hot, more and more enterprises are getting out to setting foot in it. However, because a lot of enterprises are not familiar with the development of real estate, the housing vacancy rate remains high, which is a serious waste. In the paper, lean thinking is applied to the development of real estate so as to promote real estate enterprises to improve the development flow, reduce the waste, and increase the benefit.After several experts in an international automobile plan organization of American Massachusetts Institute of Technology researched on Japan JIT production mode, in their work— The machine that changed the world, and they put forward the concept of the lean production for the first time. After this, the lean production is popularized rapidly as the new generation industrial revolution in such as high-tech industries the automobile, aviation and electron, etc. In 1996, Womack and Jones summarized the theory and the practice of lean production in an all-round way among their work, proposed the lean thinking, and forged lean enterprises.Lean thinking spread relatively earlier in the enterprises of manufacturing industry in our country, especially in automobile manufacturing companies, for instance, the First Automobile Mill of China, the Second Automobile Mill of China, etc. However, in other industries, such as in the industry of real estate, the lean thinking has not got enough attention yet and spread extensively.The full paper can be divided into six chapters. Chapter one described the purpose and the significance of the thesis, and the current situation of domestic and international relevant research is quoted, on this base, the main content of the thesis and the research approach are briefly summed up. Chapter two is the theoretical foundation of the paper and this chapter has specified the shape and development of the lean thinking, the basic principles of the lean thinking, the universal significance of the lean thinking and its current situation in our country. Chapter three analyzed the current situation of development of real estate and the present real estate development mode in our country, and pointed out the current problem of the present real estate development, and these questions acted counter to the lean thinking. Chapter four is the emphasis of this paper. Based on the lean thinking, in this paper a new real estate development mode has been constructed, and the mission-decomposed model and the appraisal model of the key real estate business procedure so as to provide a solution to solve the problem of real estate enterprises in last chapter. Chapter five illustrates an example of Shunchi China, and a positive analysis has been given aimed at the new mode of development of real estate.
