As a promising pillar industry at the early stage of development, the Chinese real estate industry has been prosperous in recent years. In some areas, it even becomes overheated. In order to achieve sustained and stable development of the industry, the Chinese Government has staged in the recent two years a series of policies on land allocation and funds management, which have produced better results. To seek for new space of development, Real estate enterprises have been looking for ways of financing their projects and as a result, the stock market receives extensive concern. The dissertation first analyses the current situation of Chinese real estate listed companies in the stock market and then moves on to an analysis of the trend of development of listed real estate companies in China as a whole. The author of dissertation also advances his own point of view concerning the government's regulation and guidance of the industry for its healthy development. The dissertation consists of five chapters.Chapter 1 analyzes the major environment in which the listed companies develop and discusses the present situation of the stock market and the real estate industry. The author points out that the geographical location, policies concerned, and periodicity will exert certain influence on the companies and the stock market has played a positive role in financing, corporate governance, and advertisement.Chapter 2 explains the status quo of the listed real estate companies in China, summing up their history, characteristics and their position and influence in this particular field. It concludes that listed real estate companies, being the excellent few in the overall industry, represent the future trend of development of the real estate industry, though they are still small in number, unbalanced in geographical distribution, and monotonous in business operation.Chapter 3 discusses the operation conditions and existing problems of listed real estate companies. After an analysis of their achievements, potentials for development, funds operating abilities and the current corporate governance and a summery of the problems occurring in its process of development, the author holds that presently there is still a gap between the listed companies and the real estate industry as a whole and there is still room for improvement in their scale, financing abilities, corporate governance, and achievements.Chapter 4 predicts the future trend of development of the listed companies basedon an analysis of the successful experience of real estate companies in other countries and regions in management, production, strategic administration and financing. It provides useful reference to China's listed real estate companies so that they can enhance their competitive strength and make profit.Chapter 5 is the core of the dissertation, in which the author first of all summarizes and predicts the future trend of development of the listed real estate companies, which is characterized by large scale, specialization, brand awareness, and normalization. Moreover, she puts forward her own point of view on how the government should solve the problems existing in the development of the listed companies, guide them for a sustained and healthy development by offering them internal and external support.This dissertation is founded on macro-economics, micro-economics, industry economics and the stock market theories, and uses substantial evidences for analysis.
