Due to the educational demand increases and the lead of market development, many University Towns were constructed. Because the "following" weakness and the blindness of exploitation, no analysis is held on the relationship between the development of city and University Town before the University Town program commences. As a result ,the University Town are in the same spatial layout patterns,take up mass terra, separated from the city and around district ,don't make effect on prompting the city development.The construction of University Town is one lay of city development, it associates with many factors of city. None but study its position in city development,relations with different lays of city, development motivity, development form and so on, will make the interactive promotion and cooperation between it and the city development. This article starts with the relationship between University Town and city, the influence of University Town on the space distribution and function of city, investigates the effect of University Town construction causes on local residence realty market, expects to grope for the connection between University Town and local realty market, in order to help to construct University Town with reason, advance the prosperity of city realty market, accelerate the development of city and areas around.This article takes the University Town of Shenzhen as an example, analyzes its impact on XI LI district realty market from different lays and city' economicy on district economic viewpoints, then deduces that how to make program of University Town will promote the city development, advance the prosperity of realty market; and how city realty make use of the chance of University Town construction to rise the realty industry and flourish the realty market, to accelerate the city economic development.
