It is not long time that the real estate develops in our country, but the speed of its development is very fast. For example, investment in China's real estate is over 1,000 billion yuan in 2003, accounting for 18.3 percent of the investment in fixed assets, promoting GDP to increase 1.3 percent in directly. Many specialities are involved in real estate and the span is very heavy. At the same time people's demand to improve real estate products is more and more high. If a real estate enterprise rely on its own strength totally, it will often feel unable to do what it wishes and maybe make judgement by mistake. More seriously, it maybe cause project operation to fail finally and enterprise become feeble and die. In this case, real estate planning gets approval of society gradually as subdivision of real estate industry. Theory and practice of real estate preliminary planning get certain development as one of the key contents of real estate planning. But there are many questions such as the need of real estate enterprise's development is difficult to meet and it is undeveloped, especially deficiency in theory. So it is very necessary to research to them at present. Just under the background, I choose the subject of research on the orientation planning of real estate projects in earlier stage. The paper main contents are as follows. In the first part, I introduce the background, necessity of real estate preliminary planning, research approach, research contents and discuss the purpose and meaning of real estate preliminary planning. Secondly, the basic theories of real estate preliminary planning is introduced systematically. Development of real estate planning and real estate preliminary planning are discussed deeply, and I bring forward they should evolve from "one dimension" and "two-dimentional" era of "piece", to systematic "three-dimensional"era" at present. At the same time, the main content, research method and step of real estate preliminary planning and its function and status and the question existing have deeply analysed at present. Thirdly, The third part is a core and main of the paper. The part is divided five chapters, that is land planning, market investigation and analysis and prediction of real estate, the market orientation of real estate, products planning of real estate, real estate construction and sale, implementing of estate management and the real estate preliminary planning. Fourthly, it is conclusion part. Overall summary to the paper is made. And the good development prospect of real estate preliminary planning is pointed out. In a word, real estate preliminary planning is researched systematically in the paper. I hope it can play an stimulative role to healthy development of real estate planning in our country and make a contribution to further development of real estate industry.
