Partitioned ownership of building areas and property management are inextricably linked. As a new system of real estate developed in modern society, building partitioned ownership system plays an important role in solving the rights and obligations between parties. Deeply advancing of China's housing commercialization and a large number of multi-storey or high-rise building constructions give rise to more and more complicated disputes relating to property management. However, subject to the real condition as legislative style, it is impossible for the existing law to have detailed stipulation as regards to all aspects of building partitioned ownership system. Accordingly, undoubtedly the exploration of the legal problems of the property management under the building partitioned ownership will signify theoretically and realistically when further elaborating the building partitioned ownership system and perfecting the legal system of property management.This essay is divided into six chapters. The introduction of Chapter One is to explain the meaning of the topic choice of this essay and the conceptions of the building partitioned ownership and property management macroscopically. Chapter Two is about the concept of property management by probing the connotation of"property"and"property management"; and overviews the building partitioned ownership system, including its concept,the feature and historical evolution, with its concept being deeply analyzed by using triadic theory. Chapter Three discusses the inseparable relationship of mutual promotion, mutual effect between the building partitioned ownership and property management, making it clear that building partitioned ownership system is the legal base and system security for property management while property management is the material base and content reflection for the building partitioned ownership. Chapter Four briefly analyses the current situation of building partitioned ownership system and property management. Chapter Five gives some advice on improvement on the building partitioned ownership system and the property management. Chapter Six as conclusion is to summarize the whole essay.
