Impact Study On Ecological Housing Of Urban Forest

As the important component of the urban ecosystem, urban forest is playing a more and more important role in the city development. The impact on city development of urban forest, especially the impact on housing is paid close attention to more and more by people. The research purpose of this paper, besides explaining the importance of urban forest construction, the more important thing is the influence that urban forest brought to real estate or that is to say that carry on exploratory studying to the contribution that urban forest brought to real estate. Apply the relevant theories and methods of environmental science of the human settlements and environmental economic evaluation to the real estate in the process of appraising, and the state of market for ecological housing carries on the discussion preliminarily. Hoping which can offer certain reference value to help to improve investment structure of real estate, enhance "green consumption"consciousness and idea of ecological environment protection, and perfect city development planning. On the basis of study progress on urban forest, domestic and international ecological housing study state, this paper have probed into the impact urban forest on development of real estate and the demand analysis of ecological housing, and through the way of the questionnaire, have made investigations to urban forest construction and ecological housing of Beijing. Key content of this paper is from chapter 3 to chapter 5, chapter 3 explain relevant theoretical foundation and main appraisal method in the process of appraising and the important function of urban forest in the ecological housing development; Chapter 4 make analysis and appraise in market for ecological housing, have introduced the theory on green demand of real estate and demand state of ecological housing, then has explained the difficulty existing in the development of ecological housing from the government, enterprise and consumer three respects; Chapter 5 case analysis in Beijing about urban forest construction and ecological housing, carry on dependence analysis and analysis with large variable to ecological payment of persons investigated, and the influence factors of the house consumer behavior are analyzed. Thus draw relevant conclusions: the function of urban forest in the city development is affirmed, but it can't become the main factor of house consumption at present, the development of ecological housing still receives the restriction in such factors as whole economic development level and consumer's income level, ecological consciousness, etc…...
