| The article will research on the real property registration system in following four parts.The first part of this article sets forth some basic theories about the registration system. Firstly introduce the history of registration. Then, analyses and illustrate the conception of registration, the classification of registration, the registration department, and the register, etc.The second part of the article Carries on a contrast research on the real property registration system of three legislation systems, clarify that the registration system in China is differ from the other registration system. It has its own characteristics and shortage.The third part is concerning about the basic theories of the real property registration, discussing the character, function and effect of real property registration. Ensure that real property registration belongs to a private behavior. And the effect of registration including public power and public trust. The article support that the public trust should be given to real property registration, only by this way can make the real property registration take its function.In the fourth part, the article analyses status of the registration system in China, and gives its view on legislation about perfecting our registration system. The dicussion combine with the rules about real property registration of expert's suggestion drafts and《Property Law》, point out the shortage of《Property Law》, for example, as in register aspect, the rules of Property Law only say that it should be unified, but have no concretely organization; and In the public information aspect, only rules that our country should build up the public information checking system, but have no rules about the checking way and method, this will make the public information checking system hard to work well. According to above-mentioned problem put forward oneself opinion. Suggest that the real property registration ordinal system and request right system should be established in our country.
