Since the ancient time, real estate has been the most important production factor and motivation of the human activities. The recent decades, depending on each country economic development and the strengthening of the protection of private properties, the place of real estates in a country economy is more and more important.The real estate being the subject of trade development, the trade evolution in nature and form has required the creation of an efficient real estate system. The corresponding real estate registration system can be regarded as the core of the real estate system.Since its foundation, China had experienced a period of transformation of its economy structures, followed by a fast economic development. In such circumstances, the current laws and regulations do not fit any longer the necessary adjustment of the real estate system within the frame of the socialist market economy. In the social life, a lot of activities lack of adequate regulations. As a remedy to such a situation, China has amended a series of regulatory provisions to serve the needs of the real estate registration, and keeps on improving its registration system. However, as an economic partner of China, South Korea at the beginning of its foundation has set up a capitalist market economy. Moreover, in 1960, it has adopted a uniform real estate registration system. The present thesis is a comparative detailed study which deals with all the aspects of the real estate registration as it is practiced in China and in South Korea, such as each country real estate registration typical characteristics and regulations, classification of real estate registration systems, real estate registration announcement, registration departments and registration books, and finally the remaining issues of real estate registration systems to be solved and best corresponding remedies. By means of this comparative study, the author hopes to be able to point out some references and materials useful to the improvement of both countries real estate registration systems.The present thesis includes five chapters:A preface focuses on the main items to be emphasized, pointing out the main subject of this thesis:the real estate registration system. In addition, its deals with the method of comparative study and the way of composition.Chapter 1 presents the Chinese real estate registration system and describes in detailed way its typical characteristics, legal origins, categories of registration, registration announcement, registration departments, registration books and procedures.Chapter 2 presents South Korea real estate registration system. It focuses on its typical characteristics, legal origins, categories of registration, properties transfer process, registration departments, registration books.Chapter 3 performs a detailed comparison between China and South Korea real estate registration systems, registration compliedism, application procedure for registration, registration effectiveness, verification and approval methods performed by the registration authorities, and the registration public credibility. Besides, this chapter also points out the issues remaining to be solved in each country real estate registration process, then gives some suggestions as to the appropriate remedies.Chapter 4, as a conclusion, presents a synthesis of the thesis detailed development.
