The Analysis Of Distribution Factors Influencing Housing Stratification Of The Urbanite

In modern urban society, house has become rare resource. Under space of city limited, house resource in short situation, its distribution inevitably causes a variety of social conflict and inequitable problems. Although the distribution of house resource does not completely enter free market and it is controlled by the government at present in China , housing difference of the urbanite has an enlarging tendency because of the interaction of different distribution mechanisms.The dissertation tries to combine the theory analysis with positive analysis to study various dominance and recessiveness mechanisms on the basis of Wuhan Housing Survey's relevant data .It provides the theory and realistic reference meaning for the government's further housing policy reform to promote the rationalized housing distribution and social harmonious development.There are four parts in the dissertation. First part The Introduction starts with the research theme, explains the theory meaning and realistic meaning, studies current research situation both at home and abroad .It also introduces the research design and approaches in detail. All these have established the foundation for the ensuing chapters.Second part and third part respectively take monetary solvency and permitting mechanism of purchasing house as their breakthrough points. The relevant statistical analysis of them shows that in the course of housing distribution, the factors which influence the urbanite's housing conditions include not only the difference of resident's monetary solvency belonging to the market-oriented economy, but also the permitting mechanisms of purchasing house coming from re-distributive economy. The unit and the profession have formed potential and institutional factors that have much stronger power than simple monetary factor to determine the essence of urbanite's housing conditions. All these factors cause that chances and abilities of obtaining house resource are different in different levels' urbanite. Disposal way of house resource has become the vital factor influencing social stratification of the urbanite.So, in order to protect social vulnerable groups' housing rights conscientiously and prevent the rich-poor polarization, fourth part Conclusion and Countermeasure Analysis actively seek settlement mechanism to coordinate monetary factor and institutional factors so that rational housing distribution is achieved and equal obtaining chance of social vulnerable groups is protected. These will promote social harmonious development and realize the developing goals of a well-off society in an all-round way.
