At present, the research of commercial housing prices in Chinese cities still rests on broad qualitative analyse, which is short of quantitative research and demonstration. At the same time, the research is also lack of applicable analyse instrument and model simulation. In this condition, based on the data in the literature of real estate price study, the paper analyzes and demonstrates some main factors in terms of price, establishes a price model and validates it.The thesis mainly focuses on the following six aspects: (1) analyzing the essential factors influencing commercial housing prices in cities, discussing their influences and the feasibility of establishing price model based on these factors, involving the explanatory variables of supply and demand, disposable income per capita, increases in GDP and urban population, land policy, financial policy,region and expectation; (2) analyzing basic structure of price model of commercial residential buildings in cities, and determining that housing price mainly consists of building cost, land cost, profit and relevant taxes, among which land cost and profit are stressed; (3) establishing model of short-term building cost and that of long-term building cost: it demonstrates, based on the empirical study of building materials markets, that building cost remains relatively stable in the short run while changing with the development of macro economics in the long term; (4) establishing the model of short-term land cost and that of long- term land cost based on the short-term and long-term equilibrium analyses of land market as well as consideration of key factors influencing land Icost and housing prices; (5) determing proper range of profits; (6)establishing and verifying the price model of commercial residential buildings in cities.
