Along with the progressive improvement of market economic system and rapid economic development in our country, commercial dwelling is now walking into an unprecedented development era. How to reasonably evaluate commercial dwelling especially the urban commercial dwelling has become an important and urgent matter.In this thesis by means of dating from the dwelling development history and looking into the future of dwelling, the past, the present and the future development trend of urban dwelling are grasped. In the light of the problems in fixing the price and the evaluation methods of urban commercial dwelling, the significances of this thesis are pointed out. On the basis of summarization, analysis and conclusion of the price theories and evaluation methods of real estate, microscopic, mediumscopic and macroscopic factors that affect the urban commercial dwelling price are studied and theoretical base is thus founded. Then, from the principle request of value law, the manufacture cost of urban commercial dwelling is analyzed by means of cost methods. In view of the actual situation, which is that what determine the price of urban commercial dwelling is effectiveness but not cost, mathematic model is built on the basis of traditional comparison method. Thereafter base on Analytical Hierarchy Process, Delphi technique, and regression analysis et al, the index evaluation systems of the selected affecting factors, and the evaluation standard and weights of these index are formed, and consume satisfaction value (CS value) is calculated. By means of statistic analysis of exchange price and CS value on typical commercial dwelling, the functional relation between exchange price and CS value is built and then sensitive analysis is carried out. In case studies, the CS evaluation method based on layer analysis method built in this thesis is utilized to evaluate an urban commercial dwelling in Taizhou city, Zhejiang Province, and satisfactory verification results are shown, which indicate that this evaluation method has fairly practical value.
