As one of the most important finance innovation last century, Residential Mortgage Backed Securitization( RMBS) has exerted brilliantly positive effect on the stabilization and development of economy, especially in the filed of capital marker and estate market. With the continuously rapid growth of prime market of residential mortgage loan, the pressure of RMBS increase and RMBS has been the focus of our fiance decision-making level. Both the theory circle and state-owned commercial banks take the initiative in making a RMBS solution fit for China, but none of their blue prints has been accepted by People's Bank of China .The hottest argument lies in the structure of RMBS. After analyses the progress of China real estate finance and makes detailed comparison between various models of Residential Mortgage-backed Securitization(RMBS), this paper suggests that we should set up a transitional RMBS which can fit for the existed financial system, market conditions and law policies, to meet the need of real estate finance and make a ready for setting up the standard RMBS in the future.At first, the dissertation will analyze the current situation and future development of Wuhan real estate market. In its second part, based on the 10-year development program of Wuhan, the dissertation carries out the qualitative analysis of the development capital, credit capital and stagnant capital. Then the writer uses the statistic knowledge to forecast the investment sum in Wuhan real estate market in 2007 and compares this figure with the present investment. According to the analysis above, the dissertation studied Wuhan real estate market and put forward the new financial technology---asset securitization to solve the problems in the financing of Wuhan real estate market. After the theoretical study of assets securitization and detailed explanation of real estate asset securitization, the dissertation explores the possibility of the application of housing-back loan securitization in Wuhan real estate market, and provides some important solutions which have the practical influence on the development of Wuhan real estate market.
