Real estate registration in China has been in the state of "separate registration"for a long time due to the different administrative systems.The registrations of land,house,woodland,marine and other real estate are conducted by different administrative bureaus.It brought about a series of problems such as inconsistencies in registration standards,overlapping governmental functions and data sharing.In order to overcome these problems,Chinese government decided to implement the unified registration of real estate in 2016.The functional management department is responsible for the unified registration of real estate.The registration of house and land are the important part of real estate registration,which account for more than 95%of the total real estate registration.In order to ensure the validity of land and house registration in law,it is a prerequisite for the registration of real estate to make full use of historical land and house registration data.Therefore,solving the technical difficulties in the integration of historical data of house and land has a far-reaching significance for the subsequent registration of real estate and the construction of real estate data sharing platform.Scholars in China have conducted many researches on the integration of historical data of house and land,put forward to some integrated methods and also provided corresponding application examples.However,few of integration methods for data of house and land were reported from the perspective of the change of house and land rights in the literature.Moreover,the implementation of unified registration of real estate over China in 2016 was extremely hasty.The analyses of real estate data,allocation of staff and the development of real estate registration software have not yet been fully completed.In order to handle with the imposition of a unified registration of real estate,the transitional real estate registration model was adopted,which lasted lor 2 years.How to effectively integrate the data which were collected during the transitional period and the historical data of house and land has also become an urgent task.In view of the problems of integration in the real estate unified registration,this paper takes house-and land-historical data of Luhe District in Nanjing as a research object,and first builds the relationship between house and land,and then introduces the time dimension in the real estate data integration in base of the fundamental theory of house and cadastral registration to put forward real-estate-right transferring life cycle model,next apply this model to achieve the integration of historical and current data of unified registration of real estate collected during transitional period.In the end,an example of Luhe district is taken by using the proposed methods.The specific research topics and conclusions are as follows:(1)The specific situation of real estate data in Luhe District of Nanjing City is analyzed.So far this case,under the requirements of paradigm of the database,the real estate unified registration database standard in Luhe District of Nanjing City is discussed and and its modification and improvement are presented.(2)Based on survey topics and survey basic unit of house and land,we put forward Chinese toponym segmentation matching algorithm to-build relationship between house and land data,and summarize the integrated logical model for survey data of land and house,and integrate historical survey data of house and land.(2)The real-estate-right transferring life cycle model is proposed to integrate house and land affair data.In addition,the integrated logical model for affair data of land and house is summarized.(3)Based on the discussion of data characteristics during the transitional period,integrated logic model for the registration data of house and land in the transitional period is given to integrate all registration data of land and house.(4)An example of integration of house data with land data in Luhe District in Nanjing is conducted to be verified.
