In the marketing economy under the changeable complicated conditions, how to make the optimal price for the consumers in their acceptable range seems like a science and art. As a flexible and venturesome marketing way which an enterprise can control, price has two basic functions: one is to enlarge the sale amount of its products to fulfill the profit target of the enterprise; the other is to defend the attacks from the competitors, and improve the marketing shares, so as to develop smoothly over a long time. For a real estate enterprise, scientific pricing is a key to success.From the conception and specialty of commercial house price, this thesis introduces the theories of the constitution of commercial house price, the factors that affect pricing decisions of commercial house and theories of pricing on real estate and expounds the pricing strategies. These strategies include not only the skill of pricing and how to use this skill, but also how to adjust the price smoothly in the market process to fulfill the anticipate targets. From the theory and demonstration analyzing, this thesis discusses the policy of pricing decisions on real estate and points out a scientific and logical method on pricing and controlling. After comparing different pricing methods, this thesis emphasizes that it is quite important and complex to make out a scientific and appropriate price, which needs to be improved in the practice.
