With the development of economic system reform, the real estate relying mainly on house is gradually becoming one of the pillar industries of our country. Real estate sale pricing of the house is one of the important factors influencing the real estate development, and also a strong lever regulating real estate management, promoting the economy of the real estate to develop rapidly. A correct real estate sale pricing of the house method is confirmed has important meanings to the developer in the competition and the healthy development of real estate industry of our country.While real estate enterprises make sale pricing of the house, it usually adopts the cost, the requirement and demand, the competition or the comparative market to lead the method of sale pricing. Real estate sale pricing of the house is influenced together by a lot of factors, and there is complicated relation between them. It is a highly uncertain non-linear system. The traditional sale pricing method decide the sale price only from a specific influence factor, and the inherent structure and complicated characteristic of the sale pricing system of the real estate has not been reflected. Though the method of comparing pricing through market reflects many influence factors, but the situation revising, comparison of regional factors and specific factor etc has to be made. It is very subjective. So, the traditional pricing method is unsatisfactory in practice. It is a problem urgently to be solved. Artificial neural network simulates People's brain moving and has parallel running, non-linear mapping, flexible network structure, fault-tolerant and self-adaptation by oneself. The paper tries to apply the neural network technology to the sale pricing of the real estate, and a real estate sale pricing method based on BP neural network has been studied.Based on the results from survey and market statistics of Xi'an real estate market of the house, the theories of artificial neural network, a BP neural network for real estate sale pricing method has been studied and set up. In chapter 1, definition and deficiency of the detailed traditional pricing method is introduced, and the feasibility that the neural network is introduced to the real estate sale-pricing field of the house has carried on research. In chapter 2, theories and methods of artificial neural network and fuzzy mathematics are generally introduced, and modeling was correlated with knowledge of BP neural network and lattice degrees of nearness are detailedly analyzed.
