Commercial real estate has never created great influences since its naissance. The developer, the agency, or even the investor and operator all meet great difficulties in the whole process for its comparatively professional difficulty.Currently, the status quo of commercial real estate is that the high vacancy rate of commercial real estate programs coexists with the comparatively insufficient exploration of commercial real estate, and the phenomena of its unreasonable operation structure exist in the whole nation. No matter what the future of commercial real estate is, how to deal with its vacancy rate is a core factor in the process of Chinese commercial real estate development.The best way for solving the vacancy rate of commercial real estate programs is to reconstructing them. The "Reconstructable commercial real estate" means those commercial premises that cannot be put into business because of poor design but can produce high economic and social value after the adjustment of its property establishment and management direction. As the land resources become more and more rare, the most beneficial and environment-protective way for the commercial real estate development is reconstructing them specially to reselling in order to reach target by evaluating the reconstructable commercial real estate actual value from its producing reason, background, value of investment. So it will not only economize the cost but also develop its actual business value.When we discuss the probability of the "Reconstructable commercial real estate'"s success,we must comply with the special rules to assure it can be resale successfully but not just search its investment value. The most important reconstruction is its real estate and proper operation.it can't be operated if they can't coordinate each other.The reason for the "reconstructable commercial real estate" and the intention of reconstructing are relatively complex, but how to gain the profits is the most important. The method for getting the repay is resale, so the focusing point is how to finish the reselling.But which one can tell us what the most important role is. This article will discuss the values of reconstruction commercial real estate and how the price-formulate affect the resale through the affiliated building of ShenZhen GuangYe Building. We wish we can draw more conclusions from the resale price-formulate methods through the combination of theory and practice. I just try my best to find the price-formulate theory of "sacrifice the knights to save the king" through my several years' working experience and the knowledge gained at the university. I wish it can guide the price-formulate of the same reconstructable projects in the future by improving its reasonable.In one word, this article is just to search different price-formulate theories in order to gain the resale success and solve the phenomenon of high vacancy rate by reconstructable principle of the vacant Commercial real estate.
