In recent years, the real estate market of Baoding has developed very well. Of course, there are much success and failure in the development. It is very important to analyze the problems and risk in the real estate market and the analysis can keep the market developing more healthy and sustainable. The author of this paper mainly analyzed the real estate market from the following five aspects.In the first part, there are some correlative theories about real estate. Starting from the basic concepts of real estate economy, this part systematically summarized the real estate market theory, demand and supply and demand balance theory and so on. Not only can the readers and real estate investors understand more operation theories in the real estate market, but also form a theoretical basis for the latter part. For the second part ,it mainly analyzes current development of the real estate market in Baoding. Real estate supply and demand is the core content of the real estate market, The paper will research the present situation under the background of the real estate market in our country. The research concludes real estate investment, land development, house sales and prices. This can help the readers to have a whole opinion about the real estate market. Thirdly, facts affecting prices and analysis for the rapid rise of the house prices. This part will talk about the reasons why the house prices rised so quickly. There are several aspacts that affect the price such as the urbanization level, the need to stimulate domestic demand (GDP growth required), high return on investment and business investment low-risk and the growth of personal investment .The ways to solve the problem are to make adjustments to the structures between supply and demand , regulate government actions such as measures to strictly control the land supply. The fourth part is the forecast of real estate market demand in Baoding using the gray Markov forecast model.This part takes the grey correlative degree about the house price, the city people average income, every year GDP of Baoding and average person floor space. Through the above analysis , we can conclude some change rules of the real estate market .The fifth part is analysis about housing market risk and how to keep away form it. In this chapter,we first research the housing bubble and the risk in the marketAt last,this paper set up a model to quantify the risk and also provide some protect masures.Based on the above analysis, we might grasp the present development situation and the future trend of Baoding real estate market from a brand-new angle. According to the above, we will reasonably and objectively make the forecast for the real estate future development tendency of Baoding;And we also can summarize some viewpoints and the suggestion about how to control real estate market risk.
