The "hengye jia yuan" item is located at "tong zhan" road. It is beyond thirteen thousand square meters. It is important item in Jing De Zhen.The planning itself is a method rather than a purpose. The real purpose is to help the developers to realize the maximum profit of the project exploration under the condition of the minium market risk. Particularly, it is to have the meticulous marketing research, accurate marketing position ,the planning of products and marketing. Only to integrate all parts of work effectively can we realize the ultimate purpose. This article apply the theory and method of the markating, analyzing the marketing circumstances of the real estate, working out the effective marketing position and marketing strategy.The article is divided into four parts: First, the analyses of the market. In this part, it expounds through the summaries of the estate marketing in Jing De Zhen, the marketing circumstances research of the district, the representative cases in the district. Second, the position analysis, it mainly analyzes through the ultimate clients and the marketing image of the item. Thirdly, the strategy of marketing, it works out the maketing strategy of the item based on the foundation of the characteristic selling point of the item. Fourthly, the marketing execution, it analyzes the problems through the saling partition and marketing execution.
