It has a 140-year-long history in development of urban rail transit. With the development of urbanization, the building of rail transit has been in the stage of high-speed development in China. The advantages of rail transit, such as huge capacity of transportation, little need of land, high speed, etc, become a most useful method to solve traffic problems in big cities. Ten cities in China own their urban rail transit, and it is a necessary tendency to build more and more rail transit. What influences rail transit has brought to in the past or what it will bring to the development of the cities now and in the future, are an important research, and this article will analyze the impact on just one aspect, that is real estate exploitation in Shanghai along rail transit.This article comprises six chapters, of which the fifth and six sections are the bodies of the dissertation.In the first section, the background of the choice of the topic is expatiated, and the continents, methods and creative points are discussed. In the second chapter, the research both in abroad and China is explained .The third chapter is an explanation of the characteristics of development of urban rail transit in abroad, China and Shanghai. The fourth chapter is based on theories, and the impact systematic about rail transit on value of real estate is discussed. In the fifth chapter, on the basis of calculating the impact area, the article analyzes three aspects of impact, the value of real estate, the types of real estate exploitation and the quantities of real estate exploited along rail transit. With the impact of rail transit, the tendencies of development of real estate are concluded in the sixth chapter and some advice is given on sustainable development of rail transit and exploitation of real estate.
