Mainly reflected is owners consider that the property and charges for various services provided does not match, and the regulation of property management is not enough norms. At the same time,the company don't make positive feedback and adjustments for the dissatisfaction with the owners and so a vicious cycle leading to satisfaction with the property industry as a whole is low. Based on this background, how to apply through the establishment of residential property management customer satisfaction index system to help correct evaluation of property management companies and improvement of service quality, and effectively improve the owner satisfaction,enhance the competitiveness of companies, it becomes urgent and meaningful study.Therefore, the dissertation specifically for status and problems of mine residential district property management from the perspective of property companies, combining the features of mining property management services,introducing"customer satisfaction theory"in the property management., establishing satisfaction evaluation index system, applying statistical analysis methods and hierarchical analysis methods according to interviews and questionnaires obtained data with the analysis and processing, and take the residential area of of Fushun Mining Group jurisdiction as an example to study, finding the main problems and deficiencies in property services of the mining residential district.Finding the real needs of owners. Thereby improving service quality, increase owners satisfaction, to guide the the management and services of mine residential district property management companies.
